Building a custom home: it starts with a conversation

Whether you have a clear vision for your dream home or are looking to explore the endless architectural styles available, our custom homes begin with one simple yet essential step: a conversation.

This conversation takes the shape of an initial consultation – and it’s not a process that can be rushed. This is our opportunity to get to know you and discover what you’d like from your Oswald home. It’s a casual, informal conversation, peppered with lots of questions, such as:

Lifestyle & Vision

  • How do you envision living in this home? For instance, do you entertain regularly, do you host family gatherings, do you value privacy, do you need a home-office space?
  • What architectural styles do you love?
  • Are there any homes or design elements that inspire you? (Pinterest boards, magazine clippings, other homes you’ve seen?)
  • How long do you plan to live in this home? Is it a forever home or a short-term investment?
  • What are your must-have features, and what are your nice-to-haves?

Block & Location

  • Do you already own a block, or do you need assistance finding one?
  • What are the key aspects of the lot that should be considered? (for example, views, sunlight, terrain, privacy, setbacks)

Size & Layout Preferences

  • How many bedrooms and bathrooms do you need?
  • Do you prefer an open floor plan or more defined spaces?
  • Do you want multiple levels, or do you prefer a single-storey home?
  • Would you like separate spaces for guests or extended family?
  • Do you want a basement or other specialty spaces (wine cellar, home gym, theatre, library)?

The Odyssea may be a single-storey home, but it is perfect for a growing family with plenty of room for everyone.

Interior & Design Aesthetic

  • Do you have specific preferences for materials and finishes? (marble benchtops, custom finishes, luxury appliances)
  • What type of flooring, cabinetry, and lighting do you prefer?
  • Are there any specific design themes or colour palettes you want to incorporate?
  • How much natural light do you want, and how should the home maximise views?

Outdoor Living & Landscaping

  • What outdoor features are important to you? (pool, outdoor kitchen, fire pit, gardens)
  • Do you want seamless indoor-outdoor integration?
  • What level of landscaping and maintenance do you prefer?

Sustainability & Energy Efficiency

  • How important is energy efficiency and sustainability?
  • Would you like solar panels, geothermal heating, or other eco-friendly features?

Budget & Timeline

  • What is your budget range for the project?
  • Are there any areas where you are willing to splurge or save?
  • Are there any scheduling constraints or deadlines?

This consultation is a chance for our team to get a clear understanding of your expectations, while offering our expertise. We’ll also discuss feasibility, budget alignment, and the next steps in the design process.

Every detail is considered to reflect your personality, your needs, and the uniquely personal custom home of your dreams.
